CondoCerts has become the de facto standard for disseminating documents/data to meet the timely needs of the real estate community. Over 100,000 lenders, title and escrow companies and real estate agents have signed up and are using CondoCerts nationwide today. Most lenders accept its online delivery of lender questionnaires. As with most service providers, CondoCerts does not provide this information for free. There is no cost to sign up or log onto the site. The only charges incurred are for obtaining specific information. The information can be paid for in several different ways: establish a business account for monthly invoicing, billed to a credit card or debited to a bank account.

The fee for providing status letters, project questionnaires, and other documents required for closings are in place to cover the following costs:

• Coordinating with the seller, the seller's agent, and the title company;
• Providing a status letter to the title company involved with the title transfer;
• Reviewing and reporting status of outstanding assessment collections, for which we may be held liable for any misquoted status.
• Reviewing and reporting outstanding status of any reported violations for the property being sold.
• Providing access to the governing documents, financials, and/or other information;
• Preparing and providing up to date information about the Association, which may include financial status, reserve status, rentals, delinquencies, legal exposure, and more;
• In some cases, completing special unique forms for particular banks and/or title companies;
• Coordinating insurance coverage with the association's insurance carrier (if applicable)
• Updating system records, making the old owner inactive and adding the new owner;

These services are not charged to the association by the management company, but rather are charged as part of the real estate transaction whereby only the homes that are using these services are paying for the services.

HOW DOES THE CONDOCERTS SYSTEM WORK?

Community Management Solutions has put financial and other data along with governing documents into the CondoCerts database. The data is stored in a password secured fashion.

For first time users sign up with CondoCerts in the following manner:

1. Go to the web-site www.CondoCerts.com
2. Follow the links to register.
3. Write down the user ID and password you chose.
4. CondoCerts will contact you to verify your information and activate your account (if you have selected the billing option).

To obtain this required information once your account has been activated, please perform the following:

1. Go to the web-site www.CondoCerts.com
2. Click on the "login" button and follow the instructions.
3. Type in the name of the association.  You can abbreviate the name; as an example "harbor" for Harbor Point Condo Association.  This will widen the search but you can then select the Association.
4. Entering the City where the association is located is required.
5. Entering the State is required, but zip code is not required.
6. This will bring you to a screen that will enable you to choose the type of product you require.

If you are requesting a demand or status letter you will be notified via email that your request is completed. After your notification that your request is complete, return to www.CondoCerts.com, login, and click on the Retrieve Completed button, and your Disclosure and any documents can be immediately printed or downloaded to your PC.
